Top Tier Services:

  • Lease or rent the property:¬†Metropolitan will use its best efforts to negotiate and enter leases on behalf of the owner for terms not exceeding 365 days.
  • Market the property for lease:¬†This includes advertising the property and placing signs on the property if permitted.
  • 30-Day Rented Guarantee:¬†If Metropolitan doesn’t find a tenant and take in an earnest deposit within 30 days of marketing the vacant home, the first 2 months of management fees will be waived.
  • One Time Lease Guarantee:¬†If a tenant needs to be re-rented within the same lease term, the owner will not pay another tenanting fee.

  • Screen potential tenants:¬†This includes a credit check, criminal background check, employment verification, and current residence check.
  • Collect rents, deposits, and other fees.
  • Perform reasonable efforts to evict tenants who are delinquent in rent payments or breach other lease terms.
  • Clean Pet Guarantee:¬†If a pet screened and placed by Metropolitan Real Estate causes damage that exceeds the security deposit, MRE will reimburse the owner that damage amount up to $1,000.00.
  • Eviction Guarantee: If a tenant placed by Metropolitan Real Estate ever needs to be evicted, MRE will cover legal and court expenses up to $1,000.00.

We handle it:

  • Manage, supervise the maintenance of, and operate the property.
  • Assist the owner in the employment and supervision of all labor and contractors required for the repair and maintenance of the property.
  • Perform property inspections:¬†The owner is to pay Broker a Semi-Annual Property Inspection Fee (or as requested/needed) of $150.00 per unit.
  • Maintain a reserve account operating balance¬†to meet obligations in the event of a shortage of current rental income or emergencies.

We Manage, You Enjoy:

  • Collect rents and other income.
  • Deposit all rents, miscellaneous income, tenant security deposits, and owner’s reserve funds into a Property Management Trust Account.
  • Disburse to the owner the previous month’s collected funds by the 5th day of the following month.
  • Issue the owner a report with an accounting of all funds collected and/or disbursed on the owner’s behalf.
  • Collect, enforce, and report on past due balances from tenants.
