- No outstanding debts to previous landlords: This means you haven’t left any unpaid rent or damages with prior rentals.
- Clean eviction history: We cannot accept applications with evictions on record.
- Sufficient income: Your combined household income must be at least 3.5 times the monthly rent.
$1,000 FOR AGENTS + $1,000 FOR TENANTS
Agents earn a $1,000 Co-Broker Referral Fee for referring a qualified tenant.
Your client also receives a $1,000 Move-In Credit after a successful move-in.
Move-in must occur by 12/15/25 to qualify for the holiday incentive.

Holiday Referral Program FAQ for Brokers
What is the Holiday Referral Program?
This program offers a $1,000 referral fee for referring new tenants who move in by December 15, 2025.
How can I participate in the program?
There’s no signup needed. Simply refer a tenant and ensure they meet the qualification requirements.
Is there a referral agreement required?
No, a referral agreement is not required. However, if you have your own agreement, you can submit it to processing@metro-az.com for signature.
How do I refer a tenant?
Encourage your clients to mention they were referred by you when they apply for a rental property.
What are the qualifications for referred tenants to qualify for the program?
Tenants must have:
- Verifiable income of 3.5 times or more the rental rate.
- A FICO score of 620 or higher.
- At least 12 months of verifiable rental history.
- A quick move-in (within 14 days or less).
When will I receive my referral fee?
Referral checks are sent out on Fridays after the referred tenant moves in.
What information do I need to provide to receive my referral fee?
Ensure your W-9 form is submitted to processing@metro-az.com before the tenant moves in, and ensure the referred tenant lists your name on their application.

This program applies only to select homes participating in the Holiday Move-In Incentive.

FAQ New Tenants
What are the basic requirements to rent a property from you?
To rent a property, you must have a clean rental history, no outstanding debts to previous landlords, and a household income of at least 3.5 times the monthly rent.
Do you have a minimum credit score requirement?
While we don’t have a strict minimum credit score, a good credit history can positively impact your application.
What if I don't meet all the requirements?
If you don’t meet all the requirements, you may still be considered on a case-by-case basis. Please contact us directly to discuss your specific situation.
How can I qualify for the $1000 move-in credit?
To qualify for the $1000 move-in credit, you must meet the following criteria: a verifiable income of 3.5+ times the rental rate, a FICO score of 620+, a 12+ month verifiable rental history, and Move-in must occur by 12/15/25.
When does the $1000 move-in credit offer expire?
The $1000 move-in credit is valid for move-ins occurring on or before December 15, 2025.
What happens if I am approved but need to move in after December?
Unfortunately, the $1000 move-in credit is only valid for move-ins occurring in October, November, or December. However, you may still be eligible for other promotions or discounts. Please contact us for more information.
