As a prospective resident, you will be treated with honesty and integrity throughout the application process.Your personal information will be treated with confidentiality and the security you deserve. It typically takes 3-5 business days to process an application once we receive all of the necessary documents. 1 - Each person (18 years of age or older) that is planning to occupy the property must submit a completed application and pay the application fee. 2 - Guarantors will be accepted for applicants who are solely denied based on credit. Guarantors are not considered for applicants that fail to meet income, rental history, employment or criminal background qualifications. Only one Guarantor per house is permissible. Guarantors may be relatives or an employer; friends may not serve as a Guarantor. The Guarantor must submit an application, pay the application fee and provide all necessary supporting documents. Guarantors must have a gross monthly income of 3 to 4 times the monthly market rent, depending on the property size, and meet all other screening criteria. The Guarantor will be required to sign the lease as Guarantor and a Guaranty of Lease which must be notarized. If Applicant that qualifies for a Guarantor but cannot secure a Guarantor, than a suitable option for this applicant would be to pay the lease in full at the time of lease signing. An increased security deposit shall not be considered a substitution for a guarantor. 3 - The APPLICATION FEE IS NON-REFUNDABLE. The online application fee is $35.00 per adult, and must be paid with either a credit or debit card. We also require a $450.00 refundable earnest money deposit.The $450.00 earnest money becomes non-refundable upon approval of an application. The application and earnest money deposit fee must be paid at the time of application submittal. We will not process an application if payment is not received. 4 - A completed application consists of ALL of the following:
  • Application Form
  • Terms and Conditions Acknowledgement
  • Authorization Form
  • Contingency Request Form
  • Government Issued photo ID
  • The last 30 days of your most current paycheck stubs. If you are in the midst of starting a new job, we will then contact the future employer. If you are self-employed, then we will need the most recent two (2) years of tax returns to verify income.
  • Color photo of pet(s) if applicable
5 - Once your completed application, including all information listed above, is received, we will do the following (this is typically done in 3 business days). Visit the Prospective Resident FAQ section to review applicant qualifications.
  • Process your application
  • Contact the landlord to discuss any contingency requests
  • Review your credit report
  • Review your criminal report
  • Review your income verification
  • Verify your employment
  • Verify your rental references
  • Contact landlord for final decision
6 - After reaching a decision on your application we will do the following based on the decision:
  • Denial: We will contact you in writing to let you know why the decisions was made to deny the application.
  • Denial with a Counter Offer: We will contact you in writing to let you know why the decision and will provide a counter offer. The counter offer would include differing degrees of an increased security deposit, or potentially a guarantor.
  • Acceptance: We will contact you in writing to supply additional information. At this point you will have 24 hours to sign the lease. The security deposit and first month’s rent will be collected upon move-in. The security deposit must be paid in the form of a money order, certified check or cash.
